Architectural Guidelines & Review Process

If you plan to make any changes to the exterior of your home, you are required to complete an Architectural Review Form and receive approval before work begins. Interior improvements do not require architectural approval.

Design Guidelines Overview

Fenwick Garden Village follows design standards set forth in the Declaration of Covenants, Conditions and Restrictions (CCRs). These guidelines help maintain the character and quality of our neighborhood.


Roofing Requirements

All homes must have a minimum roof pitch of 9/12.

Roofs must use composition shingles from approved choices, including:

- GAF Grand Sequoia AS in Adobe Sunset, Charcoal, Dusky Gray, or Weathered Wood

- GAF Woodland in Cedarwood Abbey or Castlewood Grey

A Seal-A-Ridge SBS-Modified IR Ridge Cap Shingle must also be used.


Architectural Details

Exterior materials may include cast stone, rock accents, shutters, and copper roofing accents in styles that are complementary to existing homes in the neighborhood.

Vinyl and wood siding are prohibited.

Fireplace chimneys must be brick or masonry veneer, unless a “direct vent” chimney is used.


Mailboxes

Mailboxes must be black cast iron and match the style of existing installations in the neighborhood.

They are available locally and online from recommended suppliers.


Fencing Guidelines

Approved materials: black wrought iron or PVC (white, tan, or gray).

Wood, chain link, lattice, or other unapproved materials are prohibited.

Fencing adjacent to greenbelts or common areas must be non-privacy (“see-through”) style.

All fencing proposals must be submitted to the Architectural Committee for approval before installation.


Detached & Accessory Structures

Storage or outbuildings may be permitted with approval from the Architectural Committee and any required city permits.

These structures must not be metal. Materials like plastic, wood, masonry, or compatible siding may be considered, depending on placement and visibility.

Placement and size will be reviewed case by case, with particular attention to how visible the structure is from streets or neighboring lots.


Painting & Exterior Refurbishing

Any repainting or exterior refinishing that changes the color or appearance of your home must be reviewed and approved by the Architectural Committee.

Colors and materials should be consistent and complementary to surrounding homes.


Play Equipment & Recreational Structures

All play sets, swings, or similar recreational equipment must receive Architectural Committee approval before installation.


Enforcement Policy

The Board of Directors is responsible for enforcing the HOA’s governing documents, including architectural standards. If a violation is believed to have occurred:

The Board will investigate and notify the homeowner.

Notice will include the nature of the violation, a deadline for correction, and any proposed fines if the issue is not resolved.

Fines may range from $100 to $250 per month depending on the violation.

Homeowners may appear at the next regular Board meeting to present their case before a final decision is made.

Frequently Asked Questions

What do I do if I need to change/repair my roof?

Remember all roof replacements must use the correct shingle and require approval from the HOA Board Architectural Committee.  Choose the documents header above and look at  the Architectural Guidelines for more information.

Reporting Water Leaks

 Any water leaks observed in the neighborhood should be reported directly to Oklahoma City Water Utilities Emergency at 405-297-3334. Prompt reporting helps the City respond as quickly as possible.

HOA Role

Please note that the HOA does not own or operate the water infrastructure. The HOA’s role is limited to communicating resident concerns and safety observations to the City and sharing verified information with residents as it becomes available. All repairs and long-term solutions related to water infrastructure are managed by the City. This information is shared for awareness only and does not guarantee service, repair timelines, or outcomes.

Property Damage Claims

If a homeowner experiences property damage related to a water leak, claims must be filed directly with the City of Oklahoma City. The HOA is not involved in the claims process. Information about filing a claim can be found here: https://www.okc.gov/Services/

My backyard fence backs up to a commercial property. Who is responsible for repairs?

It is in the best interest of commercial property owners to maintain an attractive property as well as good relations with surrounding neighborhoods. They are usually receptive to splitting the cost of fence repairs. 

How do I address the issue of barking dogs?

Typically, a polite conversation with the pet owner will resolve the issue. Because such matters are not addressed in the HOA covenants, the Board does not handle these situations.

If the issue continues and cannot be resolved directly, a complaint may be filed with the City of Oklahoma City.

What are there two separate annual dues?

Fenwick Garden Village is a sub-association within the larger Fenwick community. 

Fenwick HOA (entire community of 709 homes) covers common areas and amenities shared across the broader Fenwick neighborhood. Streets in Main Fenwick are owned and maintained by the City of Oklahoma City. 

Fenwick Garden Village HOA owns and maintains the private streets and gated entrances within Fenwick Garden Village. Because Fenwick Garden Village maintains additional infrastructure, homeowners in this section pay an additional assessment.
